Dubai Primary Property Sales Top $39 Billion From March to August 2026

Dubai's primary property market recorded sales of $39.3 billion (AED 144.3 billion) across 57,104 transactions from March to the end of August 2026, according to an Al Masdar Al Aqaari analysis of DXB Interact data.

The period was marked by regional uncertainty, yet demand for newly launched and developer-led property sales in Dubai remained strong across residential, land and commercial segments.

The figures are based on sales contracts registered with the Dubai Land Department. They cover the primary market only — transactions completed directly between developers and buyers — and exclude resales in the secondary market.

Apartments accounted for the largest share of primary-market activity, with 49,148 transactions worth $23.1 billion (AED 84.8 billion). Villa sales totalled 5,347 transactions valued at $9.1 billion (AED 33.5 billion).

Combined apartment and villa sales reached $32.2 billion (AED 118.3 billion), accounting for around 82% of the total value of Dubai's primary-market sales during the six-month period.

April Leads Dubai Developer Sales

April was the strongest month for primary property sales, with developers recording 10,631 transactions worth $9.8 billion (AED 36 billion), the highest monthly value during the period.

March followed with 10,312 transactions worth $8.5 billion (AED 31.2 billion). Sales then stood at $5.9 billion (AED 21.6 billion) in June, $5.7 billion (AED 20.8 billion) in July, $5 billion (AED 18.4 billion) in May and $4.4 billion (AED 16.3 billion) in August.

Together, March and April accounted for $18.3 billion (AED 67.2 billion) in sales, representing 46.6% of the six-month total.

April was also the busiest month by volume. June ranked second with 10,398 transactions, narrowly ahead of March.

Apartments Remain the Main Driver of New-Home Sales

Apartments continued to underpin primary-market sales in Dubai, accounting for 58.8% of total sales value and around 86% of all transactions between March and August.

Dubai Property Developers sold 49,148 apartments worth $23.1 billion (AED 84.8 billion) over the six months.

April generated the highest monthly apartment sales value, at $5.3 billion (AED 19.4 billion) from 8,876 transactions, followed by March with $4.8 billion (AED 17.6 billion).

Sales of new apartments totalled $3.6 billion (AED 13.2 billion) in June, $3.5 billion (AED 12.8 billion) in July, $3 billion (AED 11 billion) in August and $2.9 billion (AED 10.8 billion) in May.

June recorded the highest volume of apartment sales, at 9,116 transactions. Its lower value compared with April points to differences in the average unit price and the mix of projects sold during the two months.

Villa Sales Reach $9.1 Billion

Dubai's primary villa market generated $9.1 billion (AED 33.5 billion) in sales through 5,347 transactions from March to August, representing around 23.2% of overall developer sales by value.

March was the strongest month for villa sales, with 1,639 transactions worth $2.8 billion (AED 10.4 billion). April followed with 1,208 transactions valued at $2.6 billion (AED 9.5 billion).

Villa sales reached $1 billion (AED 3.7 billion) in May and $1 billion (AED 3.8 billion) in June. They then stood at $762 million (AED 2.8 billion) in July and $899 million (AED 3.3 billion) in August.

The villa segment regained momentum in August, when transaction volumes rose nearly 24% to 632 from 510 in July, alongside an increase in sales value.

Land Sales Total $3.6 Billion

Primary-market land sales totalled $3.6 billion (AED 13.3 billion) over the six-month period, based on Al Masdar Al Aqaari calculations using monthly DXB Interact data.

July recorded the highest value of land sales, with 133 transactions worth $1.03 billion (AED 3.8 billion). It was followed by April, with $926 million (AED 3.4 billion), and June, with $790 million (AED 2.9 billion).

Land sales amounted to $354 million (AED 1.3 billion) in both March and May, before declining to $167 million (AED 614.7 million) in August.

Commercial Property Sales Reach $3.4 Billion

Dubai's primary commercial property market recorded 1,945 transactions worth $3.4 billion (AED 12.4 billion) from March to August.

April led the segment with 451 transactions valued at $1 billion (AED 3.7 billion). May followed with $708 million (AED 2.6 billion), ahead of March with $517 million (AED 1.9 billion), June with $490 million (AED 1.8 billion), July with $354 million (AED 1.3 billion) and August with $300 million (AED 1.1 billion).
