Dubai Developers Record $4.44 Billion in Property Sales in August 2026
Dubai property developers recorded $4.44 billion (AED 16.3 billion) in sales across 8,356 transactions in August 2026, as the average price reached $466 (AED 1,710) per square foot, according to data from fäm Properties' DXBinteract platform.
The figures cover developer sales in Dubai's primary property market, with apartments accounting for the majority of transactions during the month.
Developers sold 7,297 apartments worth $3 billion (AED 11 billion), alongside 632 villas valued at $899 million (AED 3.3 billion). Commercial property sales totaled $300 million (AED 1.1 billion) across 261 transactions, while 88 land deals were recorded at a combined $167.5 million (AED 614.7 million).
Dubai South Leads Apartment Sales
Dubai South emerged as the leading area for primary apartment sales in August, recording 1,827 transactions worth a combined $490.5 million (AED 1.8 billion).
Wadi Al Safa 4 ranked second with 863 apartment sales totaling $228.6 million (AED 839 million). The area includes Global Village, IMG Worlds of Adventure and City of Arabia.
Al Yufrah 1 led Dubai's primary villa market during the month. The area includes The Valley, Emaar Properties' residential development along the Dubai-Al Ain Road.
Dubai Primary Market Property Prices
Apartments sold by developers in Dubai had an average transaction price of about $272,500 (AED 1 million) in August, with the average price per square foot standing at $469 (AED 1,722).
Villas commanded a considerably higher average transaction price of $1.14 million (AED 4.17 million), up 11% from $1.02 million (AED 3.75 million) in August 2025.
The average price per square foot for villas reached $368 (AED 1,352), representing a 1.3% increase year on year.
