Dubai Primary Market Villa Sales Jump 24% in August 2026
Dubai's primary villa market recorded a 23.9% month-on-month increase in sales transactions in August 2026, as developers sold 632 villas worth $899.2 million (AED 3.3 billion), according to DXB Interact data powered by fäm Properties.
The value of primary-market villa sales rose 17.9% from July, when developers recorded 510 transactions worth $762.9 million (AED 2.8 billion).
The average price of a villa sold in Dubai's primary market reached $1.14 million (AED 4.2 million) in August, compared with $817,400 (AED 3 million) in July. The average price per square foot increased 5.8% month on month to $360 (AED 1,322), from $340 (AED 1,249).
Across Dubai's wider villa market, 1,354 transactions worth $2.15 billion (AED 7.9 billion) were completed in August. Transaction volumes edged up 0.3% from 1,350 sales in July, while total value declined 1.3% from $2.18 billion (AED 8 billion).
The resale market recorded 722 villa transactions worth $1.25 billion (AED 4.6 billion), compared with 820 sales valued at $1.39 billion (AED 5.1 billion) a month earlier. Resale volumes declined 12% month on month, while sales value fell 9.8%.
The average resale villa price rose 2.6% to $1.06 million (AED 3.9 million), while the average price per square foot increased by 2.6% to $405 (AED 1,485), compared with $395 (AED 1,448) in July.
