New Video Shows Progress at Bulgari Lighthouse Dubai After Record Sale

Construction at Bulgari Lighthouse Dubai, Meraas' ultra-luxury residential development on Jumeirah Bay, has reached an advanced stage, according to a recently released video published on the developer's YouTube channel.

The footage shows continued progress on the tower's structural works, façade installation and interior fit-out across several sections of the development, with construction advancing in line with the project's scheduled timeline.

The development was also behind one of the most expensive apartment transactions in Dubai's history. In 2023, a nine-bedroom residence spanning 3,620 square metres (38,970 sq ft) sold for USD 111.7 million (AED 410 million). The deal equated to approximately USD 2,866 (AED 10,521) per sq ft, or USD 30,856 (AED 113,260) per square metre.

Project sales surpass USD 1bn

According to an analysis by Al Masdar Al Aqaari, based on Dubai Land Department data, Bulgari Lighthouse Dubai has generated more than USD 1 billion (AED 4 billion) in sales since its launch through 36 transactions.

The project's strongest year was 2023, when it recorded 22 sales worth USD 645.7 million (AED 2.37 billion), representing nearly 59% of its cumulative sales value.

Sales totalled USD 175.2 million (AED 642.95 million) across six transactions in 2024, followed by USD 161.8 million (AED 593.65 million) from four sales in 2025.

The project recorded three sales worth USD 92 million (AED 337.6 million) in 2022, while one apartment has been sold so far in 2026 for USD 21.8 million (AED 80 million).

Excluding the record-breaking USD 111.7 million (AED 410 million) apartment, the largest share of transactions fell within the USD 19.1 million to USD 21.8 million (AED 70 million to AED 80 million) price bracket, which accounted for 10 sales.

The USD 35.4 million to USD 38.1 million (AED 130 million to AED 140 million) range ranked second with five transactions.

The USD 38.1 million to USD 40.9 million (AED 140 million to AED 150 million) and USD 40.9 million to USD 43.6 million (AED 150 million to AED 160 million) brackets each recorded four sales, while the remaining transactions were distributed across price bands ranging from USD 16.3 million to USD 35.4 million (AED 60 million to AED 130 million).

Project overview

Meraas, part of Dubai Holding Real Estate, began construction of Bulgari Lighthouse Dubai in December 2023 on Jumeirah Bay. Scheduled for completion in 2027, the development is the third collaboration between Meraas and Italian luxury brand Bulgari.

The 27-storey tower comprises a collection of four- and five-bedroom penthouses with a range of layouts and interior finishes. The residences feature private swimming pools, dedicated lift access, climate-controlled parking and expansive terraces.

Bulgari Lighthouse forms part of the 6 million sq ft Jumeirah Bay master development, overlooking the Arabian Gulf and the Dubai skyline.

The project was designed by architectural practice Antonio Citterio Patricia Viel, with a design inspired by contemporary Italian architecture.
