Nakheel Shows Elite Island Plans at Dubai Islands
Nakheel has begun showing brokers a scale model of Elite Island, or Island E, at Dubai Islands, offering the first look at a proposed waterfront community of townhouses, villas and private villa plots.
Videos recorded at Nakheel's sales center show landscaped residential enclaves arranged around crystal lagoons, with waterfront plots positioned along the island's coastline. The model also appears to include a cluster of towers, although Nakheel has yet to release details of that component.
Elite Island is one of the five islands within the Dubai Islands master development, according to Nakheel's website. The developer has not announced a launch date, pricing, payment plan or final specifications for the proposed community.
Broker materials outline 357 homes
Marketing material shared with brokers refers to the residential project as Bay Estate and indicates a total of 357 homes.
The proposed mix comprises 98 three-bedroom townhouses, 78 four-bedroom townhouses, 134 semi-detached villas with four or more bedrooms, and 47 four-bedroom standalone villas overlooking landscaped gardens.
The model indicates that the homes would form part of a gated neighborhood with lagoons, green spaces and a marina. Brokers say the plots with direct sea frontage are expected to be offered for buyers to build private villas, while the Bay Estate homes would be located further inland.
It is not yet clear whether those waterfront plots are included in the reported 357-home total.
The displayed models also feature covered parking, double-height living areas and rooftop terraces across selected home types. Some broker videos mention a private beach, sports courts and a beach club, but Nakheel has not confirmed these amenities.
Prices from $1.42 million, according to brokers
An initial price list circulated by one brokerage puts townhouse prices from about $1.42 million (AED 5.2 million) for homes starting at 3,000 square feet.
Semi-detached villas are listed from around $1.91 million (AED 7 million), with areas from 3,900 square feet, while standalone garden-facing villas are priced from approximately $2.72 million (AED 10 million) for homes of about 5,800 square feet.
Other brokers have indicated an average starting rate of about $463 (AED 1,700) per square foot, alongside a 20% down payment. These figures have not been officially confirmed by Nakheel and may change before launch.
Dubai Islands sales top $3.38 billion
Dubai Islands recorded 3,400 property sales worth more than $3.38 billion (AED 12.4 billion) between January and August 2026, according to Dubai Land Department data analyzed by Al Masdar Al Aqaari.
The total included 39 land sales valued at $209.2 million (AED 768.3 million), alongside 3,361 sales of property units worth $3.19 billion (AED 11.7 billion). These covered apartments, hotel apartments, hotel rooms and retail units.
Nakheel recently awarded METAC General Contracting Company LLC a main construction contract worth more than $218 million (AED 800 million) for phases one and three of Bay Grove Residences at Dubai Islands. The contract covers 537 homes across seven residential buildings.
Nakheel describes Dubai Islands as a five-island waterfront destination with more than 60 kilometers of waterfront and more than 20 kilometers of beaches.
