Nakheel unveils Bay Estate at Dubai Islands with homes from $1.6 million
Nakheel, the Dubai-based master developer behind Dubai Islands, Palm Jumeirah and Palm Jebel Ali, has unveiled details of Bay Estate, a new waterfront residential community at Dubai Islands where three-bedroom townhouses average $1.61 million (AED 5.9 million) and four-bedroom garden villas average $2.72 million (AED 10 million).
According to Bay Estate pricing and sales materials reviewed by Al Masdar Al Aqaari, the first release includes townhouses, attached villas, garden villas and residential plots, with an estimated construction completion date of January 2031.
The development will comprise three residential collections — Verda, Cala and Agora — combining townhouses, villas and residential plots with a multi-family residential component within a waterfront masterplan built around lagoons, landscaped areas and coastal amenities.
Verda will be the first collection brought to market, offering three- and four-bedroom townhouses, four-bedroom attached villas, larger three-storey Plus attached villas and four-bedroom garden villas.
Nakheel's pricing material shows a wide range of property sizes and price points within the initial release. Three-bedroom townhouses average $1.61 million (AED 5.9 million), while four-bedroom townhouses average $1.88 million (AED 6.9 million).
Four-bedroom attached villas average $1.96 million (AED 7.2 million), rising to $2.42 million (AED 8.9 million) for the larger G+2 Plus attached villas. Four-bedroom garden villas average $2.72 million (AED 10 million).
The project is expected to be completed in January 2031, according to Nakheel's pricing and payment plan.
Bay Estate plots average up to $5.45 million
Alongside completed homes, Bay Estate will offer residential plots for buyers seeking to build bespoke villas.
Waterfront plots average $4.90 million (AED 18 million), with an average plot area of about 8,000 sq ft and average gross floor area of 7,800 sq ft. Beach plots average $5.45 million (AED 20 million), with an average plot area of 8,100 sq ft and the same average gross floor area of 7,800 sq ft.
The distinction gives Bay Estate two routes into the upper end of Dubai's residential market: developer-built villas and townhouses, alongside plots for individually designed homes.
Homes range from about 3,100 to 5,300 sq ft
The initial Verda release spans a broad range of property sizes.
Three-bedroom townhouses have an average net sellable area of about 3,100 sq ft on plots averaging 2,400 sq ft. Four-bedroom townhouses average about 3,500 sq ft of net sellable area on 3,900 sq ft plots.
Four-bedroom attached villas average about 3,700 sq ft on plots of 4,100 sq ft, while the G+2 Plus attached villas increase to an average net sellable area of 5,300 sq ft on similarly sized plots.
At the upper end of the built residential offering, four-bedroom garden villas average approximately 5,200 sq ft of net sellable area on plots averaging 6,500 sq ft.
Nakheel's detailed floor plans show that standard four-bedroom attached villas are arranged across the ground and first floors and measure about 3,688 to 3,694 sq ft, while the Plus configuration adds a second floor and increases the total area to approximately 5,257 to 5,262 sq ft.
The second floor of the Plus villa adds a multifunction room, pantry and supporting facilities, providing additional space for family use or entertainment.
40% payment due on handover
Nakheel is offering a payment plan that leaves a significant portion of the purchase price until completion.
Buyers of villas and townhouses will pay 20% in October 2026, followed by six instalments between March 2027 and April 2029. These payments take the total paid before handover to 60%.
The remaining 40% is due on handover in January 2031, according to the project payment schedule.
The payment structure for residential plots differs. Buyers will pay 20% on booking in October 2026, followed by 15% in March 2027 and six instalments of 13% running from September 2027 to September 2029
Verda, Cala and Agora form Bay Estate masterplan
Bay Estate is divided into three residential collections, each designed around a different part of the waterfront setting.
Verda places landscaped areas and greenery at the centre of the neighbourhood, with parks, tree-lined streets and open spaces integrated around the homes.
Cala occupies the area closest to the lagoons, coastline and promenades, giving the collection a stronger direct relationship with the waterfront.
Agora, meanwhile, is planned around shared amenities and community spaces, including gathering areas, clubhouses, wellness facilities and family-focused amenities
The wider masterplan connects the neighbourhoods through walkable streets and promenades linking homes with parks, lagoons and shared amenities.
Two swimmable lagoons, marina and beach club
Water is a defining element of the Bay Estate masterplan, extending beyond its coastal location.
The development will feature two swimmable lagoons, creating an internal shoreline surrounded by landscaped areas and sun decks.
Plans also include a marina and waterfront promenade, with the promenade connecting homes to the marina, beach and other facilities across the community.
Other planned amenities include a beach club with a private gym, swimming pool, dining facilities and children's area, as well as pool clubhouses, community pools, sports courts, children's play areas and an open-air yoga area.
The masterplan also identifies retail, a community mosque, landscaped open spaces and sports facilities among the planned amenities.
Bay Estate location at Dubai Islands
Bay Estate forms part of Dubai Islands, Nakheel's five-island waterfront master development off Dubai's northern coastline. The Bay Estate brochure describes Dubai Islands as combining beaches, marinas, resorts, residential neighbourhoods, parks, promenades and other leisure infrastructure.
Nakheel places Bay Estate about 18 minutes from Dubai International Airport, 20 minutes from J1 Beach and 28 minutes from DIFC, Downtown Dubai and Burj Al Arab. Palm Jumeirah is listed as approximately 32 minutes away.
The project extends Nakheel's portfolio of major waterfront master developments in Dubai. The developer's own Bay Estate material identifies Palm Jumeirah, Palm Jebel Ali and Dubai Islands among the coastal destinations it has developed.
