Emaar to Launch VALIA Tower Near Dubai Creek Tower in Dubai Creek Harbour
Emaar Properties is preparing to launch VALIA, a new residential tower near the planned Dubai Creek Tower and Dubai Square at Dubai Creek Harbour, as the developer continues expanding its collection of waterfront residential projects overlooking Dubai Creek.
According to preliminary project information, a second tower adjacent to VALIA is expected to be launched in a later phase.
The development will comprise one- to four-bedroom apartments and will be offered with a five-year payment plan, under which buyers will pay 20% of the property's value annually between 2026 and 2030.
Apartment prices
The preliminary price list includes:
- One-bedroom apartments: Starting from $561,000 (AED 2.06 million), with an average size of 821 square feet and an average price of approximately $684 (AED 2,509) per square foot.
- Two-bedroom apartments: Starting from $834,000 (AED 3.06 million), averaging 1,255 square feet, at around $665 (AED 2,438) per square foot.
- Three-bedroom apartments: Starting from $1.12 million (AED 4.11 million), averaging 1,674 square feet, with prices of approximately $669 (AED 2,455) per square foot.
- Four-bedroom apartments: Starting from $1.76 million (AED 6.47 million), averaging 2,561 square feet, at approximately $687 (AED 2,526) per square foot.
Lower-density upper floors
Preliminary floor plans indicate that apartment layouts will vary across the tower.
One of the lower residential floors will contain 10 apartments, including six one-bedroom and four two-bedroom units. A typical mid-level floor will feature nine apartments comprising four one-bedroom, four two-bedroom and one three-bedroom residence.
The upper floors will be significantly less dense, accommodating just five apartments: three three-bedroom units and two four-bedroom residences, reflecting a greater emphasis on larger homes at higher elevations.
Based on the preliminary plans, the estimated value of apartments on one lower floor is approximately $6.66 million (AED 24.45 million), rising to around $6.95 million (AED 25.5 million) on a representative mid-level floor and approximately $7.08 million (AED 26 million) on an upper floor.
Dubai Creek Harbour sales exceed $545 million in H1 2026
Dubai Creek Harbour recorded 713 property sales worth more than $545 million (AED 2 billion) during the first half of 2026, according to an Al Masdar Al Aqaari analysis of Dubai Land Department data.
The transactions included 687 apartment sales with a combined value exceeding $518 million (AED 1.9 billion), in addition to 26 hotel apartment sales worth approximately $29.2 million (AED 107 million).
Dubai Square remains central to Creek Harbour masterplan
In December last year, Emaar unveiled Dubai Square, a next-generation retail and entertainment destination planned for Dubai Creek Harbour.
The mixed-use project is planned to include 2.6 million square metres of retail, hospitality and office space.
Dubai Square forms the centrepiece of the wider Dubai Creek Harbour master development, a $49 billion (AED 180 billion) waterfront project spanning more than 11 million square metres—around three times the size of Downtown Dubai.
The masterplan includes 7.4 million square metres of residential space, 500,000 square metres of parks and open spaces, pedestrian-friendly streets and infrastructure designed to accommodate electric vehicles.
As of 2026, Emaar has not announced any changes to its plans for Dubai Square.
Dubai Creek Tower tender delayed
In June 2026, Mohamed Alabbar, founder of Emaar Properties, announced that the tender for Dubai Creek Tower had been postponed by three to four months because of the impact of port closures on construction costs.
Speaking during the "UAE: A Safe Haven and a Winning Investment" session at the 11th UAE Media Forum, Alabbar said the tower had been redesigned "beautifully," but the company decided to delay the tender and reprice the project in light of changing supply chain conditions and higher execution costs.
"We delayed the tender because of the port closures, which will affect pricing. We'll wait another three or four months before repricing Dubai Creek Tower," he said.
Alabbar added that the landmark tower remains part of Emaar's long-term development plans, although construction timing will depend on further cost assessments and market conditions.
Earlier in 2026, he revealed that the project's original design had undergone significant revisions, with the focus shifting toward architectural quality rather than height.
After delivering the Burj Khalifa, Alabbar said, simply building a taller tower was no longer the objective, adding that the company is now prioritising the building's aesthetics and its relationship with the surrounding urban environment.
