Dubai Holding Delivered One in Every Eight Dubai Real Estate Units Since 2004
Dubai Holding has delivered more than 106,000 homes and land plots in Dubai since its establishment in 2004, equivalent to one in every eight real estate units in the emirate, according to its Impact Report: A Legacy of Growth 2004–2025.
Dubai Holding Real Estate, which combines Nakheel, Meraas and Dubai Properties, supports 1.3 million residents through its integrated community and property-management operations, Dubai Residential neighborhoods and Dubai Retail centers. The report says Dubai Holding communities are home to two in every five Dubai residents across more than 54 master-planned communities.
Residential Portfolio and Leasing Space
Its residential portfolio ranges from affordable communities such as Remraam and family-focused neighborhoods including Mudon to mixed-use destinations such as City Walk, Bluewaters Residences and Madinat Jumeirah Living. The portfolio also includes major waterfront developments including Palm Jumeirah, Palm Jebel Ali and Dubai Islands.
Dubai Holding provides approximately 275 million square feet of leasing space through Dubai Holding Asset Management and TECOM Group. The gross floor area is comparable to around 12 times the land area of Downtown Dubai, positioning the group as the region's largest landlord by leased area, according to the report.
Waterfront Destinations and Community Growth
Bluewaters, the group's waterfront mixed-use destination, attracts more than 6.7 million visits each year, supported by its residential, retail, dining, hospitality and entertainment offerings. Jumeirah Beach Residence, launched in 2002, is home to more than 20,000 residents and records annual footfall of 22 million across JBR and The Beach.
The report said the 2024 integration of Nakheel and Meydan into Dubai Holding added substantial land assets and master-planning expertise to its portfolio. Palm Jebel Ali has added 120 kilometers of new coastline to Dubai under a low-density master plan that includes community retail, while Palm Jumeirah added 78 kilometers of coastline.
Dubai Hills Estate, Dubai Holding's joint venture with Emaar, opened in 2017 and is home to 30,000 residents, according to the report. The master-planned community combines green spaces with education, healthcare and retail facilities.
Open Space and Community Infrastructure
Dubai Holding has enabled more than 64 million square feet of open space across Dubai, representing 25% of the city's total and twice the size of New York's Central Park. Its communities include more than 220 mosques and more than 80 schools, with the report stating that close to one in every three schools built in Dubai is located within its ecosystem.
Dubai Holding Community Management, Dubai Residential and Dubai Holding Asset Management support more than 1.3 million residents. Meanwhile, 20,000 Ejadah professionals maintain 132 million square feet of spaces across the city. More than 170,000 residents took part in 272 community events during 2024.
Infrastructure and Hospitality Assets
The group deployed approximately $3.27 billion (AED 12 billion) in local infrastructure during 2024, including roads, bridges, utilities, power and cooling networks. Its network of more than 100 substations delivers over one-third of Dubai's total power-transmission capacity, while its cooling network accounts for 33% of the emirate's capacity. Dubai Holding has also enabled more than 250,000 parking spaces.
Dubai Holding Hospitality owns and manages 52 hotels, which welcomed 1.1 million guests in 2024. Its portfolio includes Jumeirah and partnerships with international hotel operators, alongside hospitality assets supporting the group's residential, retail and leisure destinations.
Sustainability and Economic Contribution
The group's real estate portfolio includes 43 LEED-certified buildings. The Acres by Meraas has achieved LEED Gold pre-certification for planning and design, while Dubai Holding is targeting a 56% reduction in carbon intensity by 2030.
Beyond real estate, Dubai Holding said it has enabled more than 20% of foreign direct investment flowing into Dubai. It channels more than $2.72 billion (AED 10 billion) in investment into the emirate each year, with a further $3.27 billion (AED 12 billion) in foreign capital enabled through its real estate portfolio and joint ventures.
The report cited its joint venture with Excelsior to develop Rixos-branded residences and a Rixos hotel on Dubai Islands as an example of foreign direct investment bringing international capital and globally recognized hospitality brands into Dubai.
Dubai Holding said its ecosystem supported approximately 290,000 direct, indirect and induced jobs in 2025, sustaining the livelihoods of around 840,000 residents, equivalent to one in every five households in Dubai.
In 2025, the group generated $20.97 billion (AED 77 billion) in gross value added, equivalent to 13.5% of Dubai's GDP. Through its wider ecosystem of business districts and commercial space, Dubai Holding said it enables economic activity equivalent to an estimated 30% of the emirate's GDP.
