Binghatti Launches Spectre Mixed-Use Project in Al Jaddaf

The Dubai-based developer Binghatti has launched Binghatti Spectre, a mixed-use development in Al Jaddaf, Dubai, comprising 712 apartments, 235 offices and 19 retail units, with studio prices starting from $212,000 (AED 777,999).

Located at the northern gateway of Al Jaddaf Waterfront, the development comprises two 26-story towers above a shared multi-level podium. The project also includes four basement levels, a ground floor, three parking floors, a mechanical floor and a rooftop.

Binghatti Spectre offers a total of 966 residential, commercial and retail units. Its residential inventory includes 81 studios, 546 one-bedroom apartments, 82 two-bedroom apartments and three three-bedroom apartments.

Binghatti Spectre apartment prices

Studios are priced from $212,000 (AED 777,999), while one-bedroom apartments start from $333,000 (AED 1.22 million), according to the project's launch price list.

One-bedroom Royal Suites start from $409,000 (AED 1.5 million). Prices for two-bedroom apartments begin at $545,000 (AED 2 million), rising to $654,000 (AED 2.4 million) for two-bedroom Royal Suites.

Three-bedroom apartments start from $817,000 (AED 3 million), while three-bedroom Royal Suites are priced from $954,000 (AED 3.5 million).

Office units start from $430,000 (AED 1.58 million), while retail units are priced from $787,000 (AED 2.89 million).

Binghatti Spectre launch offers and payment plans

The developer is offering a limited number of one-bedroom apartments from $327,000 (AED 1.2 million) under a 50/50 payment plan, with half payable during construction and the balance due on completion.

Studios are also available from $211,000 (AED 775,000) under a 60/40 payment plan, with 60 percent payable during construction and the remaining 40 percent on completion.

Both plans begin with a 10 percent installment due on September 30, 2026, followed by monthly installments of 0.5 percent and larger scheduled payments through the construction period.

Launch materials list discounts based on the sales absorption of each unit category: 5 percent until 25 percent is sold, 3 percent once sales reach 25–50 percent, and 2 percent after sales exceed 50 percent. Cash buyers may receive discounts of up to 10 percent, with further listed discount tiers of 7.5 percent and 6 percent.

Location and views

Binghatti Spectre is located near the Dubai Electricity and Water Authority headquarters, with direct access to Al Khail Road and the D68 intersection. It is also close to Al Jaddaf and Creek Metro stations.

Depending on their orientation, residences will overlook Za'abeel, Downtown Dubai, Burj Khalifa and Dubai Creek Harbour, or the Mohammed bin Rashid Library, Dubai Creek and Dubai Festival City skyline.

Binghatti Spectre amenities

The development will feature more than 20 leisure and wellness amenities on its dedicated lifestyle deck, including adult and children's swimming pools, a children's play area, padel court, yoga and aerobics platform, fitness facilities, a 90-meter jogging lane, social seating areas and landscaped open spaces.
