Where Did Buyers Spend the Most on Dubai Property in Q2 2026?

From waterfront master developments to established luxury communities, buyers spent $24 billion (AED 87.94 billion) on 36,620 residential property transactions across Dubai during the second quarter of 2026.
Dubai Islands emerged as the emirate's top-selling residential market by value, ahead of Dubai Hills Estate, Palm Jumeirah and Downtown Dubai, according to REIDIN.

Dubai Islands tops residential sales value

Dubai Islands ranked first among Dubai's residential communities by transaction value, recording $1.43 billion (AED 5.26 billion) in sales during Q2 2026.
Dubai Hills Estate followed with $983.7 million (AED 3.61 billion), ahead of:
Jebel Ali Village - $831.1 million (AED 3.05 billion)
Azizi Venice - $795.6 million (AED 2.92 billion)
Palm Jumeirah - $755.4 million (AED 2.77 billion)
Dubai Creek Harbour - $727.9 million (AED 2.67 billion)
Business Bay - $725.2 million (AED 2.66 billion)
Downtown Dubai - $651.2 million (AED 2.39 billion)
JVC - $635 million (AED 2.33 billion)
Palm Jebel Ali - $627 million (AED 2.30 billion)

Apartments dominate Dubai's residential market

Apartments remained the clear driver of Dubai's residential market during the quarter, accounting for 66% of total sales value and 88% of all residential transactions.
Apartment sales reached $15.79 billion (AED 57.95 billion) across 32,128 transactions, while villas generated $8.17 billion (AED 29.99 billion) from 4,492 sales.
Although villas represented just 12% of total transactions, they contributed 34% of overall sales value, reflecting continued demand for larger homes in Dubai's premium communities.

Azizi Venice records the highest number of sales

While Dubai Islands led by transaction value, Azizi Venice recorded the highest number of residential sales during the quarter with 3,479 transactions.

Dubai Islands dominates off-plan apartments

Dubai Islands also ranked first in Dubai's off-plan apartment market by transaction value, generating $1.42 billion (AED 5.20 billion) in sales.
Azizi Venice followed with $795.6 million (AED 2.92 billion), ahead of Dubai Creek Harbour ($536.8 million (AED 1.97 billion)), Business Bay ($479.6 million (AED 1.76 billion)) and Dubailand Residence Complex ($403.3 million (AED 1.48 billion)).
Azizi Venice led the off-plan apartment market by transaction volume with 3,479 sales, followed by Dubailand Residence Complex (1,538), Dubai Islands (1,365), Majan (1,245) and JVC (1,236).

Jebel Ali Village leads off-plan villa market

Among off-plan villas, Jebel Ali Village ranked first by transaction value with $787.5 million (AED 2.89 billion).
Palm Jebel Ali followed with $627 million (AED 2.30 billion), while Damac Island City generated $542.2 million (AED 1.99 billion). Dubai Hills Estate and Jumeirah Golf Estates completed the top five with $493.2 million (AED 1.81 billion) and $479.6 million (AED 1.76 billion), respectively.
Damac Island City also recorded the highest number of off-plan villa transactions with 566 sales, ahead of Jebel Ali Village (364), Dubai Investment Park First (293), The Heights (159) and Jumeirah Golf Estates (130).

Downtown Dubai leads ready apartment market

In Dubai's ready residential market, Downtown Dubai generated the highest apartment sales value at $356.9 million (AED 1.31 billion).
Business Bay followed with $245.2 million (AED 900 million), ahead of Dubai Marina ($239.8 million (AED 880 million)), Palm Jumeirah ($234.3 million (AED 860 million)) and JVC ($223.4 million (AED 820 million)).
JVC recorded the highest number of ready apartment transactions with 808 sales, followed by Business Bay (499), Dubai Marina (461), Downtown Dubai (316) and Arjan (267).

Dubai Hills Estate tops ready villa sales

Dubai Hills Estate ranked first in the ready villa market by transaction value, recording $288.8 million (AED 1.06 billion) in sales.
Palm Jumeirah followed with $193.5 million (AED 710 million), while Al Barari generated $114.4 million (AED 420 million). Damac Lagoons and Jumeirah Golf Estates completed the top five with $111.7 million (AED 410 million) and $100.8 million (AED 370 million), respectively.
By transaction volume, Jebel Ali Village led the ready villa market with 221 sales, ahead of Damac Hills 2 (198), Damac Lagoons (128), Arabian Ranches Phase 3 (71) and Mudon (71).
