DAMAC Hills 2 Ranks Second for Dubai Ready Villa Sales in Q3 2026
DAMAC Hills 2 was Dubai's second-busiest location for ready villa sales in the third quarter of 2026, recording 225 transactions, while average villa asking prices stood at about $287 (AED 1,054) per square foot, according to separate reports from REIDIN and Bayut.
REIDIN's Dubai residential and office market report placed the community just eight transactions behind DAMAC Lagoons, which led ready villa sales by volume with 233 deals during the July–September period.
Mudon followed with 129 transactions, while Arabian Ranches 3 and The Springs each recorded 85 sales.
DAMAC Hills 2 villa asking prices
Bayut's Q3 2026 market report put the average asking price for villas in DAMAC Hills 2 at approximately $287 (AED 1,054) per square foot.
The community featured alongside Rukan and Dubai South among the most popular areas for buyers seeking affordable villas, based on searches on the property platform.
Bayut's price figures reflect advertised listings rather than completed transactions. The average asking price therefore represents sellers' advertised expectations and should not be read as the average price achieved in registered sales.
More than 1,500 villa handovers targeted for 2026
DAMAC Properties said in September that it planned to hand over more than 1,500 villas at DAMAC Hills 2 during 2026.
The developer said the community spans 55 million square feet and had around 11,000 completed homes at the time of the announcement.
The planned villa handovers form part of its delivery program for the full year; the announcement does not establish how many of those homes had been handed over by the end of September.
Interest in affordable villa rentals
DAMAC Hills 2 also featured alongside Mirdif and Dubai South among Bayut's top searched areas for affordable villa rentals in the third quarter.
The two reports offer different perspectives on activity in the community: REIDIN tracks recorded sales, while Bayut's analysis covers advertised prices and property searches. Search popularity indicates interest among platform users rather than the number of completed purchases or rental agreements.
