Azizi Venice Leads Dubai Off-Plan Apartment Sales in Q3 2026
Azizi Venice in Dubai South led Dubai's off-plan apartment sales by both volume and value in the third quarter of 2026, recording 3,898 transactions worth $866.7 million (AED 3.183 billion), according to REIDIN.
The development accounted for approximately 17% of all off-plan apartment transactions in Dubai during the July–September period and 9.1% of their total value, calculations by Al Masdar Al Aqaari based on the report showed.
Bayut's separate Q3 2026 market report also identified Azizi Venice among the popular projects attracting search interest in the affordable off-plan apartment segment.
Dubai's leading location for off-plan apartment sales
REIDIN's Dubai residential and office market report ranked Azizi Venice first among locations for off-plan apartment sales volume, ahead of Jebel Ali Downtown with 2,193 transactions and City of Arabia with 1,809.
Jumeirah Village Circle followed with 1,199 transactions, while Dubailand Residence Complex recorded 994.
Azizi Venice also topped the off-plan apartment rankings by sales value. Jebel Ali Downtown followed with $510.8 million (AED 1.876 billion), ahead of City of Arabia at $449.6 million (AED 1.651 billion).
Dubai Creek Harbour recorded $421.5 million (AED 1.548 billion), while Dubai Islands generated $411.2 million (AED 1.510 billion).
Across the wider residential market, including ready and off-plan properties, Azizi Venice ranked first among locations by transaction volume and second by sales value. Palm Jumeirah led the value ranking with approximately $942.1 million (AED 3.46 billion).
Average transaction value of $222,300
The average off-plan apartment transaction at Azizi Venice was approximately $222,300 (AED 816,600) in the third quarter, according to Al Masdar Al Aqaari's calculations.
The figure is based on the development's total recorded sales value divided by its 3,898 transactions. It represents an average across the apartments sold during the quarter, rather than a current asking price or developer starting price.
Dubai recorded 22,963 off-plan apartment transactions worth $9.55 billion (AED 35.08 billion) during the quarter. Total residential sales across ready and off-plan properties reached $20.35 billion (AED 74.75 billion).
Bayut highlights affordable off-plan search interest
Bayut identified Dubai South, Downtown Jebel Ali and Majan as popular affordable areas for off-plan apartments in Q3 2026, highlighting projects including Azizi Venice, Raw District by Imtiaz and Binghatti Skyflame.
Its findings reflect searches on the property platform, providing a separate measure of buyer interest alongside REIDIN's recorded sales data.
Construction moves to a round-the-clock schedule
Azizi Developments announced on August 14 that construction at Azizi Venice had moved to a 24-hour schedule as it sought to accelerate work across the Dubai South community.
The developer said its construction operations were supported by Gardinia, its dedicated construction partner, alongside its procurement and building-material manufacturing capabilities.
A September update described construction continuing across the development's phases ahead of handovers scheduled through 2026 and into 2027. These are phased delivery targets rather than a single completion date for the entire community.
What is planned at Azizi Venice?
Located near Al Maktoum International Airport, Azizi Venice is a mixed-use waterfront development combining homes with retail, hospitality and leisure facilities.
The master plan includes an 18-kilometer swimmable lagoon and a 700-meter retail boulevard, alongside apartments, waterfront villas and mansions.
Planned cultural facilities include an opera house, theater, exhibition hall and performing arts academy. These form part of the development's planned offering and should not be taken as confirmation that all facilities were completed or operational by the end of Q3 2026.
