Jumeirah Village Circle (JVC) led Dubai's ready apartment market by transaction volume in the third quarter of 2026, recording 1,219 sales worth $308.8 million (AED 1.134 billion), according to REIDIN.
The sales ranking came as separate research from Savills showed apartment rents on new leases in the community were 10.4% lower than a year earlier, although they rose 1.8% compared with the second quarter.
JVC also recorded Dubai's highest number of residential completions during the quarter, with 1,554 homes delivered. A further 5,419 units were scheduled for handover in the final three months of 2026, according to REIDIN's report.

Dubai's busiest market for ready apartments

JVC ranked first for ready apartment sales volume during the July–September period, ahead of Business Bay with 634 transactions and Dubai Marina with 576. Downtown Dubai followed with 428 sales, while Arjan recorded 282.
By sales value, JVC ranked third, behind Downtown Dubai at $427.2 million (AED 1.569 billion) and Dubai Marina at $355.1 million (AED 1.304 billion).
Across the wider residential market, including ready and off-plan properties, JVC recorded 2,468 transactions worth approximately $705.2 million (AED 2.59 billion). That placed it second among Dubai locations by residential transaction volume and third by value.
The community also ranked fourth for off-plan apartment sales volume, with 1,199 transactions, behind Azizi Venice, Jebel Ali Downtown and City of Arabia.

New-lease apartment rents fall annually but rise quarterly

Savills' Q3 2026 Dubai residential report put JVC's apartment rental rate at approximately $23 (AED 84.5) per square foot annually.
That represented a 10.4% year-on-year decline but a 1.8% quarter-on-quarter increase.
The figures cover new leases and compare similar properties by property type and bedroom configuration. They therefore measure changes in rents for comparable apartments rather than movements across all tenancy contracts, including renewals.
JVC was among the communities recording the largest annual apartment rent declines, alongside Dubai Marina and Business Bay.

Cash and mortgage-backed purchases total $352.3 million

JVC also led Dubai locations by the number of both cash and mortgage-backed purchases of ready residential properties.
REIDIN recorded 822 cash purchases worth $200.7 million (AED 737 million), placing JVC first by transaction volume and fifth by value.
Mortgage-backed purchases totaled 447 transactions worth $151.7 million (AED 557 million), ranking the community first by volume and fourth by value.
Together, the two categories accounted for 1,269 ready residential purchases worth $352.3 million (AED 1.294 billion). Cash purchases represented approximately 64.8% of transactions, with mortgage-backed purchases accounting for 35.2%, calculations by Al Masdar Al Aqaari showed.
REIDIN classifies transactions with a recorded finance value as mortgage-backed and those without one as cash purchases. The analysis excludes refinancing, mortgage top-ups and other secured lending transactions.

JVC leads residential completions

JVC's 1,554 residential completions in Q3 placed it ahead of Jumeirah Village Triangle with 1,248 units, Al Jadaf with 1,110, Business Bay with 1,030 and Mudon with 978.
For Q4, REIDIN listed 5,419 units in JVC's developer-announced delivery pipeline, the second-highest total after Business Bay's 6,050 units.
If all scheduled handovers proceed, JVC's combined Q3 completions and Q4 deliveries would reach 6,973 homes. The Q4 figures remain announced targets, and actual completions may differ.

JVC apartment asking prices and rental yields

Bayut's Q3 2026 report put JVC's average apartment asking price at approximately $386.4 (AED 1,419) per square foot, with an estimated rental yield of 7.1%.
JVC and Business Bay remained popular destinations for buyers searching for mid-tier apartments on the platform. For apartment rentals, JVC featured alongside Business Bay and Arjan among preferred mid-tier locations, with asking rents softening across those areas.
Bayut also reported an estimated rental yield of 5.5% for JVC villas and identified the community among popular choices for mid-tier villa rentals.
Bayut's figures reflect advertised property prices and estimated yields, while REIDIN tracks recorded sales. Savills' rental analysis measures like-for-like changes in new-lease rates.
