Dubai Developers Launch 169 Projects, 56,658 Units in Jan-Aug 2026

Dubai property developers launched 169 residential projects comprising 56,658 units between January and August 2026, according to REIDIN's Dubai Residential Project Launch Tracker reports.

The first six months accounted for the bulk of new residential supply, with 141 projects comprising 50,935 units. This was followed by 15 projects with 3,397 units in July and 13 projects with 2,326 units in August.

Launch activity was strongest at the start of the year. Developers introduced 41 projects in each of January and February, with 21,771 units launched in January and 12,280 units in February.

January's unit total was heavily influenced by Mercedes-Benz Places in Meydan, which accounted for 12,814 units, or 58.9% of the month's announced supply. Excluding the project, January's launched inventory would have stood at 8,957 units.

Mid-market and upper-mid projects lead supply

Upper-mid projects accounted for 26,592 units, representing 52.6% of all units launched during the first half of 2026. Mid-market developments followed with 20,620 units, or 40.5% of the total.

Together, these two price segments accounted for 47,212 units, equivalent to 92.7% of all residential inventory launched between January and June.

The average project launch price in the first half was about $537 (AED 1,972) per square foot, while the median launch price stood at $470 (AED 1,725) per square foot.

Meydan led first-half supply with 13,231 units across five projects. Jumeirah Village Circle recorded 2,753 units across eight projects, followed by Majan with 2,564 units, DubaiLand Residence Complex with 2,458 units, and Dubai Islands with 1,897 units.

These five locations collectively accounted for 22,903 units, or 45% of all units launched in the first half.

Most announced supply targets 2028 and 2029

Projects with announced delivery dates in 2028 and 2029 comprised 36,103 units, representing 70.9% of the total supply launched during the first half.

The 2028 cohort included 45 projects with 22,607 units, while 44 projects scheduled for 2029 delivery comprised 13,496 units.

In July, Downtown Jebel Ali led residential launches with 656 units through Raw District II by Imtiaz. Dubai Investment Park followed with 500 units, while Dubai Creek Harbour added 491 units.

DubaiLand Residence Complex led August supply with 712 units across three projects. Jumeirah Garden City followed with 641 units across two projects, while International City Phase 2 contributed 417 units.

Apartments dominate July and August launches

Apartments accounted for 3,269 units, or 96.2% of supply launched in July, alongside 128 villas. In August, developers launched 2,282 apartments, representing 98.1% of monthly supply, and 44 villas.

The average project launch price rose to about $520 (AED 1,908) per square foot in August, from $510 (AED 1,874) per square foot in July.
