Abu Dhabi Property Sales Hit $3.4 Billion in August 2026
Abu Dhabi recorded 2,359 property sales worth $3.4 billion (AED 12.49 billion) in August 2026, with villas and townhouses accounting for the largest share of market activity, according to ADX Interact, powered by fäm Properties.
The value of property sales rose 65.4% from July and 34.1% year on year, while transaction volumes increased 21.5% month on month and 1.2% compared with August 2025. The figures cover direct property sales and exclude court transfers.
Villas and townhouses led the market, recording 1,167 transactions worth approximately $2.37 billion (AED 8.7 billion). The category accounted for almost 70% of Abu Dhabi's total property sales value during the month, with transaction volumes rising 160.5% from July.
Apartment sales totaled 1,060 transactions valued at around $872 million (AED 3.2 billion). Plot sales reached 96 transactions worth approximately $109 million (AED 400 million), while 16 commercial property transactions were recorded with a combined value of around $27 million (AED 100 million).
The median property sale price across Abu Dhabi reached $500 per square foot (AED 1,836 per square foot), up 8.4% from July and 13.1% year on year.
Median prices in the primary market reached $512 per square foot (AED 1,880 per square foot) for apartments and $524 per square foot (AED 1,924 per square foot) for villas. In the resale market, median apartment prices stood at $476 per square foot (AED 1,749 per square foot), while median villa prices were $359 per square foot (AED 1,319 per square foot).
Al Hidayriyyat ranked as Abu Dhabi's most active area by transaction volume, with 627 sales. Al Reem Island followed with 376 transactions, ahead of Al Saadiyat Island with 242, Yas Island with 206 and Al Bahyah with 162.
Primary sales accounted for 70% of total transactions, with 1,658 deals recorded, while resale sales represented the remaining 30%, with 701 transactions.
By price segment, properties valued between $817,000 and $1.36 million (AED 3 million to AED 5 million) accounted for the largest share of transactions at 28%. Properties priced above $1.36 million (AED 5 million) represented 27%, followed by homes valued between $272,000 and $545,000 (AED 1 million to AED 2 million) at 19%. Properties priced between $545,000 and $817,000 (AED 2 million to AED 3 million) accounted for 18%.
