Dubai Office Sales Reach $5.49 Billion in First Nine Months of 2026

Dubai's office market recorded 3,695 sales transactions worth approximately $5.49 billion (AED 20.16 billion) during the first nine months of 2026, according to an analysis by Al Masdar Al Aqaari of Dubai Land Department data.

Off-plan offices dominated market activity between January and September, with 2,363 transactions worth $4.39 billion (AED 16.13 billion). The segment accounted for around 64% of total office sales transactions and nearly 80% of their value.

Ready offices recorded 1,332 sales worth approximately $1.10 billion (AED 4.03 billion), representing around 36% of transaction volume and 20% of total sales value.

Business Bay Accounts for Nearly Half of Office Sales Value

Business Bay remained Dubai's largest office sales market during the first nine months of 2026, recording 1,100 transactions worth more than $2.70 billion (AED 9.9 billion).

The area accounted for approximately 29.8% of all office sales transactions and around 49% of total office sales value during the period.

Offices Priced at $544,600–$1.36 Million Lead Transactions

Offices priced between approximately $544,600 and $1.36 million (AED 2 million–AED 5 million) represented the largest price segment, accounting for 40.6% of all office sales transactions during the first nine months of 2026.

Transactions valued between approximately $272,300 and $544,600 (AED 1 million–AED 2 million) accounted for 28.2% of the total, followed by offices priced between $1.36 million and $2.72 million (AED 5 million–AED 10 million), which represented 9.6%.

Sales of offices valued below approximately $272,300 (AED 1 million) accounted for 8.2% of transactions, while deals between $2.72 million and $5.45 million (AED 10 million–AED 20 million) represented 6.6%. Offices sold for more than $5.45 million (AED 20 million) accounted for the remaining 6.9%.

September Office Sales Jump 62.5%

Dubai recorded 419 office sales worth approximately $503.7 million (AED 1.85 billion) in September, with transaction value rising 62.5% month-on-month from approximately $310.4 million (AED 1.14 billion) in August.

The number of office sales increased 28.5% from 326 transactions in August.

Compared with September 2025, transaction volume rose 7.4% from 390 sales, while sales value increased by approximately 54% from $326.8 million (AED 1.2 billion).

Dubai off-plan office sales accounted for the majority of September activity, with 265 transactions worth approximately $359.4 million (AED 1.32 billion). Ready offices recorded 154 sales valued at approximately $143.1 million (AED 525.5 million).

Off-plan office sales accelerated in September following a slower August. The segment recorded 244 transactions worth approximately $246 million (AED 903.4 million) in July, followed by 188 transactions worth $219.5 million (AED 806.1 million) in August, before rising to 265 transactions valued at $359.4 million (AED 1.32 billion) in September.

An independent Al Masdar Al Aqaari analysis published in July found that Dubai recorded approximately 1,666 off-plan office sales worth $3.57 billion (AED 13.1 billion) in the first half of 2026.

The value of off-plan office sales recorded in the first six months of the year exceeded the combined $1.49 billion (AED 5.48 billion) generated by 1,821 transactions during the seven-year period from 2019 to 2025.
