Abu Dhabi's Hudayriyat Golf Estates Hits USD 3.41bn in Launch Sales
Modon has announced that its newly launched Hudayriyat Golf Estates residential development generated USD 3.41 billion (AED 12.5 billion) in sales within just days of its launch, following the sale of 1,700 homes.
According to the Abu Dhabi-based developer, the project set a new benchmark for residential project launches in the UAE.
Modon said 15% of buyers were non-UAE residents, highlighting international demand for the development, while 81% of purchasers were first-time Modon customers, indicating the project attracted a significant number of new buyers to the developer.
Located on Hudayriyat Island, Hudayriyat Golf Estates is a master-planned residential community overlooking a championship golf course and Abu Dhabi's waterfront. The development features a mix of townhouses and luxury villas, supported by landscaped parks, recreational amenities, retail facilities, fitness centres and pedestrian-friendly public spaces.
Property prices
According to Property Finder, prices at Hudayriyat Golf Estates start from USD 1.17 million (AED 4.3 million) for a three-bedroom townhouse with a built-up area of 2,195 square feet.
Four-bedroom townhouses are priced from USD 1.36 million (AED 5 million), offering 2,551 square feet, while four-bedroom villas start from USD 2.02 million (AED 7.4 million) with 4,004 square feet.
Five-bedroom villas are available from USD 2.72 million (AED 10 million) with 5,887 square feet, while six-bedroom villas start from USD 7.36 million (AED 27 million), with built-up areas ranging from 9,795 to 12,378 square feet.
Hudayriyat Golf Estates is the latest addition to Modon's growing portfolio on Hudayriyat Island, where the developer has launched several residential communities over the past year.
In May 2025, Modon sold all 378 townhouses in the first phase of Nawayef Village, generating almost USD 545 million (AED 2 billion) in sales.
The company followed this with the launch of Wadeem in July 2025, the island's first residential land plot development, which sold out with USD 1.50 billion (AED 5.5 billion) in sales across more than 1,700 plots.
Later that year, Modon launched Bashayer, its first waterfront residential community on Hudayriyat Island, which also sold out, achieving USD 817 million (AED 3 billion) in sales.
In December 2025, the developer also awarded the main construction contract for the Nawayef East and Nawayef West residential developments, valued at USD 1.36 billion (AED 5 billion), one of the largest residential construction contracts awarded in Abu Dhabi.
