Dubai Retail Shop Sales Jump 78% to $1.35 Billion in Nine Months

Dubai retail shop sales surged 78.3% year-on-year to approximately $1.35 billion (AED 4.96 billion) in the first nine months of 2026, up from around $757.3 million (AED 2.78 billion) during the same period last year, according to an analysis by Al Masdar Al Aqaari of Dubai Land Department data.

The number of retail shop sales transactions increased at a slower pace, rising 18.7% to 1,205 transactions between January and the end of September 2026, compared with 1,015 transactions in the first nine months of 2025.

The significantly stronger growth in sales value compared with transaction volume was reflected in a sharp increase in the average transaction value, which reached approximately $1.12 million (AED 4.11 million) in the first nine months of 2026, compared with around $746,000 (AED 2.74 million) during the same period last year, an increase of approximately 50%.

Dubai Off-Plan Retail Shop Sales Surge 129%

The increase was driven primarily by Dubai's off-plan retail segment, where sales value surged 129% year-on-year to approximately $938.3 million (AED 3.44 billion) during the first nine months of 2026, from around $409.7 million (AED 1.50 billion) in the corresponding period of 2025.

The number of off-plan retail shop sales increased 48.7% to 708 transactions, compared with 476 transactions during the same period last year.

Off-plan retail units consequently accounted for approximately 69.5% of the total value of retail shop sales in Dubai during the first nine months of 2026, up from around 54.1% in the corresponding period of 2025. They also represented 58.8% of total transaction volume during the period.

Jumeirah Village Circle (JVC) led Dubai for both the number and value of off-plan retail shop sales, recording 92 transactions worth approximately $124.2 million (AED 455.8 million) during the first nine months of 2026.

The average value of an off-plan retail shop transaction increased to approximately $1.33 million (AED 4.86 million) during the period, compared with around $861,000 (AED 3.16 million) in the first nine months of 2025.

Ready Retail Shop Sales Value Rises 18.5%

Dubai's ready retail segment recorded more moderate growth, with sales value increasing 18.5% year-on-year to approximately $411.9 million (AED 1.51 billion) during the first nine months of 2026, compared with around $347.6 million (AED 1.28 billion) during the same period last year.

The increase in sales value came despite a 7.8% decline in transaction volume, with 497 ready retail shop sales recorded during the period, down from 539 transactions in the first nine months of 2025.

The leading locations differed in terms of transaction volume and sales value. International City Phase 1 ranked first for the number of ready retail shop sales, recording 107 transactions worth approximately $19.1 million (AED 69.9 million) during the first nine months of 2026.

Business Bay, meanwhile, ranked first in Dubai by the value of ready retail shop sales, with 63 transactions worth approximately $57.7 million (AED 211.9 million) during the period.

The average value of a ready retail shop transaction increased to approximately $829,000 (AED 3.04 million), compared with around $645,000 (AED 2.37 million) during the first nine months of 2025.
