Dubai Property Sales Value Rises 6.9% MoM to $9.5 Billion in July 2026

Dubai recorded 13,930 property sales worth $9.5 billion (AED 34.88 billion) in July 2026, with the total value of transactions rising 6.9% from $8.89 billion (AED 32.64 billion) in June, according to Dubai Land Department data analysed by Al Masdar Al Aqaari.

The number of sales transactions also increased modestly to 13,930 in July from 13,759 in the previous month, representing month-on-month growth of approximately 1.2%.

Off-Plan Sales Continue to Drive Market Activity

Off-plan properties remained the dominant segment of Dubai's real estate market during July, accounting for 9,622 sales worth $4.35 billion (AED 15.96 billion).

These transactions represented around 69% of all property sales completed during the month, highlighting continued investor appetite for newly launched residential developments and projects under construction across the emirate.

Ready Homes Generate the Majority of Sales Value

Despite accounting for fewer transactions, ready properties generated the larger share of the market's total sales value.

The secondary market recorded 4,308 sales worth $5.16 billion (AED 18.92 billion), representing approximately 54% of the total value of Dubai's property sales in July, while accounting for about 31% of all transactions.

The figures suggest buyers continued to target higher-value completed properties while demand for off-plan projects remained robust.

The increase in transaction value outpaced the growth in sales volumes, indicating that the average value of properties changing hands continued to rise.

The latest figures follow a record first half of 2026 for Dubai's property market, with Dubai property sales worth $78 billion (AED 286.4 billion) in the first half of 2026 across 86,024 transactions.
