Villas generate two-thirds of luxury sales value

REIDIN defines luxury residential transactions as sales valued at AED 10 million, equivalent to approximately $2.7 million, or more.

These transactions accounted for 23% of Dubai's residential sales value during the quarter despite representing just 2.2% of sales volume.

Villas represented approximately 66% of both luxury transaction volume and value. Ready villas generated approximately $1.7 billion (AED 6.25 billion) across 239 sales, making them the largest category by value among the report's four luxury segments: off-plan apartments, ready apartments, off-plan villas and ready villas.

Across apartments and villas combined, completed luxury properties recorded 310 sales worth approximately $2.1 billion (AED 7.66 billion), accounting for 39.6% of transactions and 44% of value.

Off-plan properties retained the larger share, with 472 transactions worth approximately $2.7 billion (AED 9.77 billion). They represented 60.4% of luxury sales volume and 56% of value, compared with 78% and 76%, respectively, in the first quarter of 2026.

Palm Jumeirah leads ready luxury sales

Palm Jumeirah ranked first for completed luxury residential sales by value, recording 40 transactions worth approximately $516.6 million (AED 1,897.2 million).
