Dubai Records 13 Residential Project Launches in August 2026
Dubai recorded 13 residential project launches comprising 2,326 units in August 2026, compared with 15 projects and 3,397 units launched in July, according to REIDIN's Dubai Residential Project Launch Tracker.
Apartments accounted for 2,282 of the total units launched during the month, representing 98.1% of new residential supply. Villas accounted for the remaining 44 units, or 1.9%.
DubaiLand Residence Complex recorded the largest volume of launched inventory, with 712 units across three projects. Jumeirah Garden City followed with 641 units, while International City Phase 2 accounted for 417 units. Downtown Jebel Ali added 242 units and Al Yufrah 1 recorded 162 units.
Average project launch price reaches USD 520 per sq. ft.
The average project launch price stood at USD 520 (AED 1,908) per square foot in August, compared with USD 510 (AED 1,874) per square foot in July.
Launch prices ranged from USD 387 (AED 1,420) per square foot at Tavora Grand by JHK Heights in International City Phase 2 to USD 1,081 (AED 3,967) per square foot at Palm Jebel Ali, where Nakheel launched 44 villas.
Holm Central Tower A and B by Holm Avenue Development was the month's largest project launch, comprising 475 units. The two towers, located in Jumeirah Garden City, were launched at USD 708 (AED 2,600) per square foot.
Holm Avenue Development recorded the highest number of units launched by a developer during August, with 475 units. Samana followed with 430 units across two projects, while Imtiaz launched 310 units through The Archive by Imtiaz in DubaiLand Residence Complex.
Mid-market projects account for most launched units
Mid-market projects, defined in the report as those priced between USD 327 and USD 490 (AED 1,200 and AED 1,800) per square foot, accounted for 1,479 units, or 63.6% of total units launched in August.
Upper-mid projects, with prices ranging from USD 490 to USD 817 (AED 1,800 to AED 3,000) per square foot, represented 803 units, or 34.5% of the monthly total.
Luxury projects, priced between USD 817 and USD 1,634 (AED 3,000 and AED 6,000) per square foot, accounted for 44 units, all at Palm Jebel Ali. No units were launched in the affordable segment, defined by REIDIN as projects priced below USD 327 (AED 1,200) per square foot.
The tracker identified a 50/50 payment plan as the dominant structure among August project launches, with broker commissions reported at 5%.
