OMNIYAT Prepares to Deliver AVA as Work Advances on 7 Dubai Projects

OMNIYAT, a Dubai-based luxury real estate developer, has provided an update on construction across seven of its residential and commercial projects in the emirate, with AVA at Palm Jumeirah reaching 98% completion ahead of its expected handover in the coming months.

Peter Stephen, Co-Managing Director of OMNIYAT, outlined progress across the developer's portfolio in Palm Jumeirah, Marasi Bay and Business Bay, with project completion dates extending through 2028.
AVA at Palm Jumeirah, Dorchester Collection, Dubai, located at the entrance to Palm Jumeirah, has reached 98% completion and is scheduled for delivery in 2026.
Stephen said the project had entered the final stages of construction, with owners expected to begin taking possession of their residences within the next few months.

ORLA Projects Target Early 2027 Completion

At the tip of Palm Jumeirah, ORLA, Dorchester Collection, Dubai, has reached 70% completion and remains on track for delivery in early 2027.
Two show apartments have been completed at the development, with one overlooking the Arabian Gulf and sunset and the other facing the lagoon and Dubai skyline.
The neighbouring ORLA Infinity, Dorchester Collection, Dubai, has reached 68% completion and is also scheduled for delivery in early 2027, with façade works continuing as construction progresses.

The Alba Reaches 16% Completion

On the eastern side of Palm Jumeirah's Crescent, The Alba, Dorchester Collection, Dubai, has reached 16% completion and is scheduled for delivery in 2028.
Construction is progressing across two main components of the development, comprising its residential and hotel elements.
Stephen said the project had been designed to maximise waterfront views from both the residences and hotel rooms.

VELA and VELA Viento Advance at Marasi Bay

Construction is also progressing across OMNIYAT's developments at Marasi Bay.
VELA, Dorchester Collection, Dubai, has reached 29% completion and is scheduled for delivery in 2027. The building is approaching its topping-out milestone, while a show apartment is expected to open soon.
VELA Viento has reached 25% completion, with structural and façade works under way. The structure has reached level 19 and is expected to advance to level 36 by the end of 2026, ahead of scheduled completion in 2027.
Stephen said the projects were being developed as part of OMNIYAT's wider plans for Marasi Bay as a waterfront destination.

ENARA Reaches 14% Completion

Across the water from VELA at Marasi Bay, ENARA, OMNIYAT's commercial development, has reached 14% completion.
Enabling works have been completed, with the building's structure expected to reach level three by the end of 2026. The project is scheduled for completion in 2028.

Work Advances on LUMENA Developments

OMNIYAT also provided an update on its LUMENA commercial developments at the gateway to Business Bay.
Enabling works have been awarded for both projects, while test piling has been completed at LUMENA North.
Infrastructure coordination and relocation works are also under way with Dubai's Roads and Transport Authority in connection with the planned Dubai Metro Gold Line.
Stephen said the latest construction milestones reflected the progress of OMNIYAT's developments from the design stage into physical delivery.
The developer said its focus remained on construction quality and delivering the projects in line with their original design specifications.
