Dubai H2 2026 Home Deliveries Projected at 14,000-23,500 Units
Dubai property developers are expected to complete between 14,000 and 23,500 residential units during the second half of 2026, despite having approximately 47,200 homes scheduled for delivery over the same period, according to the latest Dubai Residential Market Performance H1 2026 report by real estate consultancy Cavendish Maxwell.
The scheduled pipeline comprises around 38,900 apartments and 8,300 villas and townhouses. However, Cavendish Maxwell expects actual completions to range between 14,000 and 23,500 units, reflecting historical project materialisation rates as construction progress and handover schedules continue to vary.
The forecast follows a strong first half of 2026, when Dubai property developers completed approximately 24,800 residential units, up 37.6% year-on-year and 12.1% above H2 2025. Apartments accounted for around 18,900 completed homes, while developers handed over approximately 5,900 villas and townhouses, marking one of the emirate's strongest half-year delivery periods in recent years.
Major Communities to Drive Upcoming Supply
Apartments are expected to account for 82.5% of the homes scheduled for delivery during the second half of 2026, highlighting the continued dominance of the multi-family residential segment.
Jumeirah Village Circle, Dubai South, Dubai Science Park, Business Bay, Downtown Dubai and Dubai Healthcare City 2 are collectively expected to account for 36.9% of all residential units scheduled for delivery during the remainder of the year, making them the largest contributors to Dubai's upcoming housing supply.
While construction delays may affect the timing of individual project handovers, Cavendish Maxwell said projects already under construction represent committed future supply that is ultimately expected to reach the market. As a result, delays are more likely to shift completions between reporting periods than reduce the overall volume of new housing.
Strong Development Pipeline Beyond 2026
Looking beyond 2026, Dubai's residential development pipeline remains substantial, with approximately 162,500 homes scheduled for delivery in 2027, including around 148,900 apartments and 13,600 villas and townhouses.
A further 128,200 homes are scheduled for completion in 2028, comprising approximately 105,900 apartments and 22,300 villas and townhouses, underscoring the scale of the emirate's long-term residential development pipeline.
Cavendish Maxwell said the expanding development pipeline marks a significant shift in Dubai's residential market as it transitions from a supply-constrained environment to one with a steadily growing stock of completed homes. The consultancy expects buyers and tenants to benefit from greater choice, while developers and landlords could face increasing competition. It added that the pace at which new supply is absorbed will be a key determinant of residential sales prices and rental performance through the remainder of 2026 and into 2027.
