Nakheel Reveals Progress on Dubai Islands' Rixos and Bay Villas
Dubai developer Nakheel has released new videos showing construction progress at Rixos Dubai Islands Hotel & Residences and Bay Villas, two waterfront developments within the Dubai Islands master plan.
The footage shows continued progress on structural works across several buildings and residential units, alongside ongoing infrastructure and external works surrounding both developments.
Dubai Islands property sales
The construction update comes as Dubai Islands continues to attract strong buyer demand. Properties across the destination generated more than USD 3 billion (AED 11.2 billion) in sales from 3,072 transactions during the first half of 2026, according to an analysis by Al Masdar Al Aqaari, based on Dubai Land Department transaction data.
The total included 28 land transactions worth USD 157.2 million (AED 577 million), 2,886 apartment sales valued at USD 2.72 billion (AED 10 billion), 134 hotel apartment transactions worth USD 144.4 million (AED 530 million), 21 hotel room sales totalling USD 17.4 million (AED 64 million), and three retail unit transactions worth approximately USD 5.2 million (AED 19 million).
Bay Villas
Launched by Nakheel in 2024, Bay Villas is a gated waterfront residential community on Island B within the Dubai Islands master development. The project comprises waterfront villas, garden villas, semi-detached homes and townhouses set within landscaped surroundings.
Residents have direct beach access alongside a central park, landscaped corridors, community swimming pools, sports facilities, children's playgrounds, retail outlets, recreational areas and a mosque.
The development offers a range of three- to five-bedroom homes. Waterfront villas occupy plots of up to 680 square metres and include five-bedroom layouts with private gardens, study and family rooms, show kitchens, lifts, maid's and driver's quarters, and utility areas. Garden villas feature four-bedroom layouts with a built-up area of 600 square metres, while semi-detached homes are built on plots of around 350 square metres. The community also includes three- and four-bedroom townhouses overlooking the western waterfront.
Rixos Dubai Islands Hotel & Residences
Nakheel launched Rixos Dubai Islands Hotel & Residences in 2023 in partnership with Excelsior Real Estate LLC. The waterfront development is the first project on Dubai Islands to combine a luxury hotel with branded residences under the Rixos brand.
Located on the northern coast of Dubai, the development occupies a secluded waterfront setting with direct access to a 700-metre beach. It comprises a hotel together with one-, two- and three-bedroom apartments, four-bedroom duplexes with private pools, beach houses with private gardens and terraces, and 10 standalone villas, all overlooking the Arabian Gulf.
The project also features hotel-style lobbies, residents' lounges, infinity pools, a spa, fitness centre, restaurants, cafés and family-oriented leisure facilities, with hospitality services delivered under the Rixos brand. Three-bedroom residences provide combined indoor and outdoor living areas of approximately 4,880 square feet, while the standalone villas span around 6,350 square feet and include private swimming pools.
