Dubai's Top Five Developers Capture 44.7% of Off-Plan Sales Since 2021

Dubai's five largest real estate developers accounted for 44.7% of all off-plan primary property transactions recorded between January 2021 and September 2026, according to REIDIN data.
Emaar led Dubai's off-plan market with 63,798 primary transactions, representing a 14% share of the 456,038 transactions recorded during the period. DAMAC ranked second with 50,267 transactions and an 11% market share.
Binghatti placed third with 33,733 off-plan sales, followed by Sobha with 28,113 transactions and Azizi with 27,718. The three developers accounted for market shares of 7.4%, 6.2%, and 6.1%, respectively.
Together, the top five developers recorded 203,629 off-plan primary transactions in Dubai from January 3, 2021 to September 14, 2026.
Danube ranked sixth with 16,241 transactions, followed by Samana with 12,805. Ellington Properties recorded 10,156 transactions, while Meraas registered 9,193 and Nakheel completed 8,597.
The top 20 developers accounted for 69.5% of Dubai's total off-plan primary transactions during the period, according to REIDIN.
